Commercial Property Development Manager

We are seeking an experienced and motivated Commercial Property Development Manager to oversee the development of a large-scale commercial property project valued at $50M+. The ideal candidate will have a strong background in real estate development, financial modeling, and stakeholder collaboration. This role requires a strategic thinker who can translate business needs into tangible property developments while ensuring flexibility for future growth.

Summary of Job Functions

  • Project Management:
    • Oversee all phases of the development process, including planning, design, construction, and handover
    • Lead and manage the development of a large-scale commercial property project
  • Business Use Case Development:
    • Identify and define business use cases and scaling prospects for the property
    • Ensure the property design supports current needs and future growth potential
  • Market Research and Insights:
    • Conduct thorough market research to gather ideas and insights from existing properties
    • Analyze market trends and competitor developments to inform project decisions
  • Stakeholder Collaboration:
    • Work closely with key stakeholders to understand their vision and requirements
    • Design preliminary options and concepts to be reviewed and selected by stakeholders
    • Coordinate with architects and designers to ensure stakeholder visions are realized
  • Financial Modeling and Analysis:
    • Develop comprehensive financial models to estimate capital expenditures, operating costs, and ROI
    • Provide financial analysis to support decision-making throughout the project lifecycle
  • Facility Management:
    • Oversee the transition from development to operational phases, acting as the facility manager post-construction
    • Ensure smooth handover and ongoing management of the property
  • Problem Solving and Execution:
    • Exhibit strong problem-solving skills and the ability to overcome challenges efficiently
    • Demonstrate grit and determination to ensure projects are completed on time and within budget

Minimum Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, Architecture, Engineering, or a related field. Master’s degree preferred
  • Minimum of 7-10 years of experience in commercial property development or a related field
  • Proven track record of managing large-scale commercial property projects
